Perhaps you have visited Realtor.com or Zillow? These are examples of IDX feeds available to the public.
IDX and the listing of your home are very important and share an important relationship which provides your home with some of the broadest marketing and internet coverage by delivering your listing details to the eyes of active home buyers shopping the internet minute by minute worldwide. Perhaps you have ever been on Realtor.com? Or Zillow? Or Active Rain?Or maybe you like another website which lists property for sale? All of this information is made available to you through the IDX and when you list your home with ViBergman your listing has IDX.
Think of the IDX as the inventory for the nation's real estate market which is supplied through clients' Realtors' listings minute by minute.
How IDX Works
Participant Brokerages, Realtor.com, Active Rain, Zillow and virtually all real estate websites and MLS's nationally, globally and statewide who are all subscribing members of the statewide Connecticut MLS and National Association of Realtors (And, yes, ViBergman is one of these participant brokerages) share the benefit of real time IDX service for all listings uploaded to the Statewide Connecticut MLS. Once your ViBergman listing is uploaded to the CT MLS by your agent or broker (irrespective of what your rate charged by your broker this happens :) ) your listing is then shared in moments and updated minute by minute with all CT and national MLS participant brokerages, visitors to their websites, buyer brokers, their buyers directly and search engines, as well as the websites of real estate copmanies, Realtor.com, Active Rain, Zillow and a whole host of other 'many many' websites nationally, statewide and globally. This all happens through the magic of the IDX feed. What this means is your listing will appear on all participant brokerages' websites through this IDX feed and search engines, end users and buyers searching for a home on the internet and visiting those websites may then use the search field located on all those websites which is refreshed typically every 15 minutes to view your ViBergman listing and this occurs whether or not you have your home listed with these brokerages.
Some homebuyers fear that listing their home with a brokerage for a lower rate will affect the "visibility" of their listing and availability of it to the public and buyers looking for a home. Nothing could be further from the truth as the IDX feed is readily available to end users on Realtor.com and many other national websites without any need go through a buyer broker and is 'blind' to what rate you are paying your brokerage. YOU'RE LISTING WILL BE SEEN AND WITHOUT DELAY --- the same as all other IDX listings regardless of what price you are paying, the street you live on, or any other criteria.
